As Cape Town heads towards summer, the Western Seaboard property market is entering an interesting period — particularly for homeowners who have been considering selling.

One of the biggest factors at present is available stock.

Property24 figures show that the number of properties listed for sale across the Blaauwberg Coast has fallen from approximately 3,600 in October 2025 to 3,131 in September 2026. That means buyers currently have fewer properties to choose from than they did a year ago.

The trend is visible in individual suburbs too. In Sunningdale, for example, total available listings declined from 111 in April to 96 in September 2026.

For sellers, reduced competition can create an important opportunity.

A well-priced, professionally marketed property entering a market with limited comparable stock has a greater chance of attracting attention from serious buyers — particularly as Cape Town moves into the warmer months, when the Western Seaboard’s coastal lifestyle becomes one of its strongest selling points.

That doesn’t mean every property will sell immediately, or that sellers can simply choose any asking price. Correct pricing remains crucial. Today’s buyers have access to extensive market information and are quick to recognise when a home is priced above comparable properties.

The opportunity lies in combining realistic pricing with excellent presentation, strong digital marketing and experienced local area knowledge.

And sellers may not need to wait until January.

Buyers searching now are often motivated by plans for the year ahead, whether that means relocating, upsizing, downsizing or securing a home before the next school and work cycle begins.

If selling has been somewhere in the back of your mind, this could be a very good time to find out what your property is worth — and what buyer demand currently looks like in your particular suburb.
