South African consumer inflation rose for a second consecutive month, increasing from 4.4% in August to 4.5% in September 2026. Housing and utility costs increased by 5.2%, while transport inflation reached 10.8%.
With the South African Reserve Bank due to announce its next interest-rate decision on 19 November, buyers may understandably wonder whether to proceed now or wait.
The important point is that nobody can guarantee the outcome. Economists are divided between another rate increase and an unchanged repo rate. Cape Town buyers should therefore prepare for either scenario rather than attempting to time the market perfectly.
Start by obtaining current bond pre-approval. September’s increase took prime to 10.75%, which may have changed how much you qualify for—even if your income has remained the same. Ask your bond originator to calculate repayments at the current rate and at least 0.25 percentage points higher.
Next, assess the property’s complete monthly cost. Your budget should include municipal rates, levies, insurance, utilities, maintenance and commuting expenses—not only the bond repayment. This is especially important for sectional-title buyers, who should also examine reserve funds, planned special levies and the scheme’s financial position.
Waiting is not automatically the safer option. Cape Town property prices continue to show strong annual growth, while correctly priced Western Cape homes have been selling considerably faster than the national average. A future saving on interest could be partly or completely absorbed by a higher purchase price.
That does not mean buyers should rush. It means being prepared, financially realistic and ready to act when the right property appears.
In the Western Seaboard, affordability remains particularly important for first-time and family buyers; cash purchasers may be less rate-sensitive, but financed investors still need to stress-test yields and running costs.
The best strategy is not to predict November’s decision—it is to ensure your purchase remains affordable whichever way it goes.
